Scope

  • The provisions of the Georgia State Minimum Standard One- and Two-Family Dwelling Code shall apply to the construction, alteration, enlargement, relocation, replacement, repair, equipment, use and occupancy, location, maintenance, removal, and demolition of detached one- and two-family dwellings and multiple single-family dwellings (townhouses), not more than three stories in height with separate means of egress.

Exception #1: Buildings and structures governed by the Georgia State Minimum Standard Building Code (IBC) shall not be subject to the One- and Two-Family Dwelling Code.

Exception #2: This code does not cover buildings used as public buildings or places of assembly, regardless of the number of stories.
